Charges and Information for Tenants
We require an administration fee of £180 for a Sole Tenancy or £220 for
a Joint Tenancy. This covers the cost of credit checks, references and the
preparation of your tenancy agreement. This amount is payable in full to
reserve the property and is charged per property and not per person.
Please note that the fee is payable by cash or cheque as we don’t have card
Subject to satisfactory references being received, we will contact the
tenant for a move in date and produce the tenancy agreement.
Once the application is successful you will be required to sign a
tenancy agreement and return it to us with a payment equivalent to 50% of the
first month’s rent within 5 working days. This is non-refundable. Before we sign over the keys on the
move in date we will require the other 50% of the first month’s rent.
Once the agreement is produced, if you then require any alterations,
updates or amendments etc there will be an additional charge of £25.
The initial tenancy is for 6 month fixed term which will then become
periodic, however after the initial 6 months tenants and landlords are
contacted to discuss renewing the lease for another 6 month term.
Before keys are signed over, the tenant will be required to pay a
deposit which is equal to 1.5 times the monthly rent. This will be held with
the Deposit Protection Scheme and will be repaid in full to the tenant at the
end of the tenancy. If there are any rent arrears or damage to the property then
deductions will be made accordingly.
Rent is payable in advance by Standing Order in accordance with the
terms of your Tenancy Agreement. We will provide you with a standing order form
which you will need to complete and forward on to your bank.
In the event that we have to write to you regarding overdue rental
payments then there is an administration cost of £25 per letter. There is also
a £20 fee for any returned payments.
The Landlord is responsible for the buildings insurance and the tenant
is responsible under the tenancy agreement for any damage to the property. At the end of the tenancy the property will
be checked for damage or missing items and your landlord has a legal right to
deduct this from your deposit. You can protect yourself by taking out a Tenants
Contents Insurance Policy. This would give you £2500 of legal cover for
accidental damage to your landlords property for which you are responsible.
Meter readings will be taken prior to move in and we will write to the
utility companies giving them the new tenants name and move in date. If a
telephone connection is required, this is the tenant’s responsibility.
