Full Description

LOCATION AND DESCRIPTION

Silverlands Farm is a wonderful property that offers any prospective buyer the chance to purchase a substantial country home, set in large gardens and grounds that incorporate a small vineyard and large paddock. Furthermore, there is great scope to give over even more of the land to equine purposes or to enlarge the vineyard. An existing and substantial modern timber barn would also provide the perfect place for wine making equipment if the new owners wished to produce their own label wine on site and the lower level of the house could (subject to permissions) be utilised as a holiday or residential let, to add to the income potential.

Silverlands Farm itself is an individual, extremely spacious, detached house that was constructed in the early 1990s, with well presented accommodation that is uniquely arranged to include the potential for a self contained annexe and several useable attic rooms. The accommodation flows beautifully and the house works very well as a large family home, but could also house two families with ease, offering both spacious accommodation and privacy. Of relatively recent construction, the property also enjoys the benefits of oil fired central heating and double glazing, is very well maintained and presented to a good standard.

The house is set in large, mainly lawned gardens, which enjoy some of the most fantastic, far reaching country views in the area, and has the benefit of approximately 5 acres of paddock and vineyard.

Situated approximately three miles to the west of Exeter City Centre, and extremely accessible, the property stands in a very private position and benefits from truly outstanding views across the City, Haldon Hills, the fringes of Dartmoor and the Exe Estuary. Access to the A30 linking to the M5 is also within easy reach. In essence Silverlands Farm is a wonderful home, which is presented in fine order and we would therefore have no hesitation in advising an early viewing of this unique and flexible property.

DIRECTIONS

From central Exeter take Cowick Street and Dunsford Hill out of the City. At Pocombe Bridge proceed under the A30 bridge and then take the first right into Westwood Lane (the next turning along from the Tedburn St Mary road). Proceed up the hill for approximately half a mile where the entrance drive to Silverlands Farm is on the left hand side.

OUTSIDE

The property is approached from Westwood Lane via a long gravelled driveway with double 5-bar gates at its head. The driveway incorporates parking areas at the lower storey level and sweeps up to the front of the property, into a large turning area with centre raised lily pond and further parking. At this higher level is a modern timber barn (30' x 30'), with power and light, which can provide extensive garaging or storage.

The gardens, which wrap around three sides of the house are mainly laid to lawn. They are very well kept and are a major feature of Silverlands as they all enjoy truly stunning views of the local countryside. There is a large gravelled patio terrace, which can be accessed from a sweeping staircase from the lower lawn and directly from the sitting and dining rooms.

THE LAND

The vineyard is gently sloping and south facing, is perfectly positioned for growing, currently occupies approximately an acre of the land at Silverlands Farm and is planted with around 1700 vines. The initial crop from the vines planted was harvested in 2009 and the combined yield was, according to the owners, approximately 2 tons of fruit.

The initial crop of red grapes was incorporated into the Eastcott Vineyard's Dry Rose, which won a 'Highly Commended' accolade at the English and Welsh Wine Competition in 2009, offering a suggestion to the potential quality of the grapes grown at Silverlands Farm.
Further to the existing land utilised for growing, there is a large adjacent paddock, which could easily be given over to viniculture if required.

Alternatively, and as aforementioned, Silverlands Farm also offers both the space and buildings for any new owner to keep several horses, with plenty of useable paddock, and lots space for associated housing and storage.
