Home Information Packs (HIPs)

The Government are changing the way homes are bought and sold. The new HIP system was phased in during the second half of 2007 and will transform the way homes are bought and sold in England and Wales. The changes are designed make the home moving process more transparent, more efficient and more certain.

Team has been at the forefront of developments to ensure that the new processes can be implemented as quickly and easily as possible - and with no upfront cost to the seller.

What will the Pack contain?

  • An Index
  • An Energy Performance Certificate
  • A Sale Statement - describing the property being sold
  • Evidence of Title - official copies of Registered Title or copies of the Deeds
  • The Local Authority, water and drainage searches
  • New Homes Warranty (where appropriate)

How will the new process work?

Having been instructed to market your home, your Team agent will arrange with us for the pack contents to be assembled. This process will normally take about five days. We will compile your HIP at no upfront cost to you.

The HIP will be assembled online and your Team agent will have access to the HIP on our website. They will be able to supply printed copies for your prospective buyers when needed or provide these electronically if preferred.

Your Team agent will be able to explain the content of the pack to you and discuss any issues which may be highlighted and how best to address them.

Your Team agent will also be able to advise your buyer on the contents of the HIP and ensure that the offer you receive is based on the upfront information it contains.

The cost of your HIP, and your sale conveyancing, may well be included in the sale commission quoted by your team agent as part of the unique team No Sale No Fee “all inclusive” service. This means you only pay for anything if you move and nothing if you don’t!
